What percentage do you take, and what does that fee actually cover?
We agree a single management percentage with you at the start, based on the property and how much you want us to handle. It covers listing setup, guest messaging, pricing changes, cleaner scheduling and the monthly statement. Nothing is added quietly later.
Do I need to sign a long contract or can I stop after a few months?
Most owners start on a rolling agreement with a short notice period, usually thirty days. If you want to pause over a quiet season or take the property back entirely, you tell us in writing and we complete the bookings already in the diary.
How do you decide what to charge per night at my property?
We look at comparable short-term lets nearby, your location, the size of the property and the local events calendar, then set a starting nightly rate. After that we adjust it in line with demand rather than leaving one figure in place all year.
Who handles cleaning, laundry and the changeover between guests?
We arrange it, using cleaners we have worked with before or a team you already trust. Linen is collected, washed and returned as part of the turnaround, and the cost is shown as a separate line on your statement so you can see exactly what it came to.
What happens if a guest causes damage or complains about something?
You contact us and we deal with it. We keep records of the condition before and after each stay, work through the deposit or platform resolution process on your behalf, and keep you informed at each stage rather than leaving you to chase it.
Can you work with the property I already list myself on Airbnb?
Yes. If you already have listings running, we review them, tidy up the descriptions and photos where needed, connect them to our calendar system and take over the guest messages. Nothing has to be taken down or rebuilt from scratch.
